Set Your Budget

Setting a budget is an essential first step when renting a home. It helps you understand what is financially feasible and narrows down your options to properties that fit your criteria. Consider monthly expenses like utilities, DEWA charges, and upfront costs such as rent, security deposits, and agent commissions when determining your budget. This way, you can plan effectively and find the ideal home for your needs.

Work With a RERA-Certified Broker

Collaborate with a reliable RERA-certified real estate broker to secure the ideal rental property. These professionals guide you through the entire process, from providing access to the latest listings to recommending suitable options. A RERA-certified broker can also negotiate lease terms, service charges, and rental payments on your behalf, ensuring a smooth and efficient experience.

Secure the Property

Once you’ve found the perfect rental, act quickly to make an offer. Be prepared with the following essentials to secure the property and finalize the deal:

Visa and Emirates ID

Three cheques: two for the landlord and one for the brokerage

First rental payment

Refundable security deposit

Broker’s commission

After agreeing on the lease terms and annual rent, your broker will draft the Unified Ejari Contract. Upon signing the tenancy agreement and clearing your cheques, you’ll receive the keys to your new home and can begin your move-in process.

Sign Tenancy Agreement & Register Ejari

After signing the tenancy agreement, it is mandatory to register it with Ejari. This can be done at various centers across Dubai. You’ll need the following:

A copy of your tenancy contract

A copy of the landlord’s ID

A copy of the property’s title deed

Registering with Ejari is essential to set up your Dubai Electricity and Water Authority (DEWA) connection, which can be done immediately after registration.
